Ground Water Tank Waterproofing: When Your Tank Needs It

Cracks in a ground tank waste water and can let contaminants in. The signs your tank needs waterproofing, how epoxy waterproofing is done, and which package fits.

The Quick Answer: A Tank That Lets Water Out Can Let Other Things In

Waterproofing seals a ground tank's cracks from the inside with an epoxy layer purpose-made for drinking-water tanks, after the tank is cleaned and sanitised. It matters beyond saving water: according to the World Health Organization, contaminants could enter a storage tank whose walls are damaged, for example with deep cracks, and a leaking tank also loses water. The organisation's Guidelines for Drinking-water Quality name ingress of contamination, from outside supplies or through faults in the distribution system including storage tanks, as the principal hazard that may threaten drinking-water systems in buildings.

Signs Your Ground Tank Needs Waterproofing

  • The level drops with no use: the tank fills, then the level falls while nobody is using water.
  • A higher bill for no reason: leak detection shows whether the tank is the source, and it's the most common source found in Eastern Province homes.
  • Cracks or flaking inside the tank: easy to see when the tank is drained for cleaning.
  • Damp or salt marks around the tank: dark patches or white deposits on the floor or the wall next to it.

What Waterproofing Includes

The technician inspects the tank and locates the leak points, cleans and sanitises it and dries the interior surfaces, applies the drinking-water-grade epoxy to the walls and floor, and tests for watertightness; you then receive a written report on the tank's condition and the waterproofing. The ground tank is also known as the underground or lower tank.

Which Package Fits Your Tank?

  • Essential Waterproofing, ⃁ 1300: for structurally sound tanks: full cleaning and sanitisation, then an epoxy coat, with a written 5-year warranty issued by your provider.
  • Waterproofing with Crack Treatment, ⃁ 2750: full cleaning and sanitisation, crack repair and filling, then two epoxy coats, with a written 8-year warranty.
  • Full Tank Reconditioning, ⃁ 4000: for damaged tanks: cleaning and sanitisation, crack treatment, multi-stage cement rendering, then two epoxy coats, with a written 12-year warranty.

Not sure which package fits? Send two photos of the tank on WhatsApp and the package and price are confirmed before you pay.

Keeping the Warranty Valid

Your provider requires the tank to be washed every 6 to 12 months with proof kept, and at least one of those washes each year must be booked through Zabbitna; a reminder reaches you before each one falls due. The warranty doesn't cover damage from ground settlement, structural movement or third-party modifications.

What Waterproofing Doesn't Include

The waterproofing available is for ground tanks only: thermal insulation and rooftop tank insulation aren't currently available, and major structural cracks need an assessment and a separate quote.

Is epoxy waterproofing safe for drinking water?

The epoxy used is purpose-made for drinking-water tanks, applied after the tank is cleaned and sanitised, and watertightness is tested before handover.
