FAQs
Clear answers to the most common questions about our services.
AC Cleaning
Does a new AC need cleaning?
A new AC doesn't need cleaning for the first 6 months. But in the Eastern Province, we recommend checking it after the first dust season to verify filter and outdoor-unit cleanliness.
Do you refill refrigerant?
Yes, refrigerant top-up is available when needed at a separate price from the cleaning. The technician checks the refrigerant pressure during the service and tells you if you need a top-up.
Do you use materials safe for children and allergies?
Yes, the sanitising products used in the service are safe for children, adults and people with allergies, and free of strong odours and harsh chemicals.
How often should I clean my AC?
We recommend cleaning your AC at least twice a year, and up to four times if you run it heavily or the season is especially dusty. The ideal rhythm in the Eastern Province is before summer and again after it, with extra filter cleaning during dusty spells.
Should I turn off the AC before the appointment?
Yes, turn off the AC at least an hour before the appointment so it cools and is ready for cleaning. This keeps the technician safe and makes the work smoother.
What are the signs my AC needs cleaning?
Clear signs: unusual smells from the AC, weak cooling despite high setting, a spike in your electricity bill, or water leaking from the indoor unit.
What does pressure-washing the AC involve?
The technician removes the indoor unit and covers the floor and furniture if needed, then pressure-washes the internal casing, drain tray and evaporator coil. After that the technician sanitises the unit with safe products and reinstalls it.
What's the difference between regular and deep cleaning?
Regular cleaning is just the filters. A deep clean means removing the unit, pressure-washing it, sanitising the coil, and cleaning the outdoor unit. Every AC clean booked through Zabbitna is a deep clean.
What's the difference between split and central AC?
A split AC serves one room with two units (indoor and outdoor). A central AC serves the whole house via air ducts and needs specialised duct cleaning (a separate service).
When should I replace my AC instead of cleaning it?
If the AC is 12 to 15+ years old, uses far more electricity than it should, or needs constant repairs, replacing it makes more sense than cleaning it. The technician will give you an honest assessment on-site.
Tank Cleaning
How often should I clean my water tank?
We recommend cleaning household tanks at least twice a year, every six months. In the Eastern Province, heavy use, a sun-exposed rooftop tank, or an older poorly-sealed tank can justify a third cleaning; after a big storm, a quick inspection tells you whether it’s needed.
What do you use to sanitise the tank, and is it safe for drinking water?
The technician uses food-grade chlorine compounds that are safe for drinking water. After the final rinse and refill the water is safe for the whole family, including children, pregnant women and anyone with allergies.
How long does cleaning a ground or rooftop tank take?
Cleaning one tank takes 90 to 120 minutes depending on size; the ground plus rooftop package takes 3 to 4 hours in a single visit.
Will the water be shut off while the tank is cleaned?
Yes, the technician shuts off the water supply while the tank is cleaned (1 to 4 hours depending on tank type). We confirm the visit time in advance so you can set aside the water you'll need.
What if the tank is damaged?
The technician inspects the tank visually and tells you if there are cracks or leaks, and the provider gives a separate, no-obligation repair assessment. You can then book ground-tank waterproofing through Zabbitna or work with another specialist.
Do you clean ground and rooftop tanks in one visit?
Yes, the ground plus rooftop tank package is 450 and both tanks are cleaned in the same visit; it is the most popular option for villas.
What do you do with the leftover water?
The technician handles leftover water responsibly: it is drained safely through your sewer line, or used to water plants if it is in good condition.
When can I use the water after the tank is cleaned?
Water is safe to use immediately after refilling the tank and the final rinse. We recommend running taps for 2 to 3 minutes before first use to clear any sediment from pipes.
Is tank cleaning needed after every dust storm?
Not after every small storm, but after big shamal storms we recommend a visual inspection of the tank. If you notice yellow water or sediment, book an urgent cleaning.
How much does ground and rooftop tank cleaning cost?
Cleaning and sanitising one tank (ground or rooftop) is 300, the ground plus rooftop package 450, two rooftop tanks 450, and two rooftop tanks plus a ground tank 650 in one visit. Prices carry no hidden fees.
How much does ground-tank waterproofing cost and how long is the warranty?
Ground-tank waterproofing is 1300 for structurally sound tanks with a written 5-year warranty, 2750 with crack treatment and a written 8-year warranty, and 4000 for full rehabilitation with a written 12-year warranty. The warranty is issued by your provider in the provider's name; Zabbitna requires it from every waterproofing provider on the platform and keeps a copy of your certificate. It covers workmanship and the water-tightness of the treated surfaces and includes a free inspection visit per reported concern. Your provider requires the tank to be washed every 6 to 12 months with proof kept, and at least one of those washes each year must be booked through Zabbitna.
General Questions
How do I book a service with Zabbitna?
You can book in under 60 seconds through our site: choose the service, set the area and time, and confirm. You’ll get an instant WhatsApp confirmation with every detail.
What payment methods do you accept?
We accept Mada, Visa, Mastercard, and Apple Pay online: no cash, no hassle. We hold your payment from the moment you book, and the payment is released to your provider 24 hours after the job is recorded as complete, unless you raise a note in that time. Payments are secure and encrypted; we never ask for sensitive info by phone.
Can I cancel or reschedule a booking?
Yes, you can reschedule or cancel free of charge up to 12 hours before your appointment, with a full refund. Within 12 hours of the appointment, one free reschedule is allowed; cancellations incur a 50 fee deducted from your refund. Manage your booking via WhatsApp or the link in your confirmation message.
Who actually does the work?
The work is done by an independent provider, and the technicians who visit you are the provider's own sponsored employees. Zabbitna is a booking platform: we verify each provider before listing, arrange your booking, hold your payment and release it to your provider 24 hours after the job is recorded as complete, unless you raise a note in that time, and track arrival against the arrival window.
Are the technicians vetted, and how?
Yes. We check every provider's commercial registration, and its municipal licence where the service requires one, and we confirm that its technicians are its own sponsored employees. Only providers who keep a rating of 4.5 out of 5 or higher stay on the platform.
What happens if I'm not happy with the job?
For AC cleaning: tell us if you are not satisfied with the result, and we arrange a free return visit within 14 days, with the same or another verified provider. For tank cleaning: we arrange the same free return visit within 14 days if the water shows an unusual taste or colour in that period, or if the published steps were not delivered. If a return visit is not possible or does not resolve the problem, we process a refund through your original payment method under our Terms of Service. Ground-tank waterproofing is not covered by the return visit: it carries your provider's written warranty by package. Your provider requires the tank to be washed every 6 to 12 months with proof kept, and at least one of those washes each year must be booked through Zabbitna. Your provider's warranty includes a free inspection visit for every concern you report. Zabbitna keeps a copy of your warranty certificate and helps you activate it. If your provider leaves the platform during an active warranty, Zabbitna will use reasonable efforts to arrange an assessment by another verified provider. The details are in the answer to "Who gives the warranty?".
Who gives the warranty?
The written warranty on ground-tank waterproofing is issued by your provider in the provider's name: 5 years for the basic package, 8 years with crack treatment and 12 years for full rehabilitation. Your provider requires the tank to be washed every 6 to 12 months with proof kept, and at least one of those washes each year must be booked through Zabbitna. Zabbitna requires this warranty from every waterproofing provider on the platform, keeps a copy of your certificate and helps you enforce it if you ever need to. AC and tank cleaning are covered instead by a free return visit within 14 days, with the same or another verified provider: we arrange it for AC cleaning if you are not satisfied with the result, and for tank cleaning if the water shows an unusual taste or colour in that period or the published steps were not delivered. Zabbitna commits to arranging the visit and the provider carries it out. If your provider leaves the platform during an active warranty, Zabbitna will use reasonable efforts to arrange an assessment by another verified provider, which does not mean Zabbitna takes on the warranty itself.
What if damage occurs during the service?
Your provider is responsible for any damage caused during the service and will repair it or compensate you. We follow it up with you and with them until it is resolved.
Which cities do you serve?
We serve five cities in the Eastern Province: Dammam, Khobar, Dhahran (outside the Aramco compound), Al-Ahsa and Qatif. If you are outside these cities, contact us to check availability.
Do you serve businesses and offices?
Yes, bookings are available for offices, retail stores and residential compounds, with special rates for repeat bookings that we arrange with the providers. Contact us directly for pricing details.
How long does a service usually take?
Service time varies by type: a split AC 30 to 90 minutes, a water tank 90 to 120 minutes; for other services we confirm the expected time when you book.
What do I need to prepare before the technician arrives?
Preparation is simple: switch the AC off an hour before the visit; for a tank, tell us where it is and how to reach it, and set aside the water you will need during cleaning. Anything specific is sent with your booking confirmation.
Do I need to be present during the service?
An adult needs to be home to let the technician in. If you can't be there, you can authorise another adult to stand in for you.
Do you give a specific time or a window?
You choose a two-hour arrival window at booking (for example 10 am to 12 noon), and it is stated on your booking confirmation. Your provider's technician calls 30 minutes before arriving to confirm the actual time, and Zabbitna tracks arrival against the window; providers who miss it repeatedly do not stay on the platform.
Is my data safe?
Yes, we protect your data with a clear privacy policy and industry-standard encryption. Your provider receives only what the job needs and is not permitted to use it for anything else. We never share your information with third parties for marketing.
Can I leave special instructions?
Absolutely, add any special instructions in the notes field when booking; they are passed to your provider with your booking details.
Do you work on Fridays and public holidays?
Yes, appointments are available on Fridays from 10 am to 10 pm, and Saturday to Thursday from 8 am to 10 pm. On official holidays the schedule is limited, so check availability when booking.
How is pricing determined?
Every package has a fixed price, shown on the site and in the booking form. You pick the package that fits (number of units, number of tanks or type of treatment), and its price is exactly what you pay, with nothing added. Central AC is by free inspection and a quote before booking.
Are there service fees or additional taxes?
The price you see is the price you pay. No service, transport or equipment fees are added at checkout.
Can I get a tax invoice?
A tax invoice is issued by the provider who carried out the work, where that provider is required to issue one; you can request it from the provider directly or through Zabbitna.
